TOPIC: Virginia Code

Has anyone used this system in Virginia without any problems? We're buying a house and trying to figure out how best to add a deck - don't want it attached to the house. Found out about this system at Lowes today, then found this forum about problems with building codes in Virginia.

Anybody got a clue?

I spoke to Fairfax County VA and they said by emial that I can do a floating deck as long as it is less than 150 sq ft and not attached to anything. I plan to submit a permit for two <150 sq ft decks that will be side-by-side but not attached to each other.

Sometimes inspectors look at decks differently than what is presented in our plans. Its important to explain to them that the pier blocks are not a replacement for buried piers. The piers are part of a completely different system. Many times decks are attached to the house. If that is the case then the footing need to buried below the frost line. If a structure is detacthed from the house then the code has an exemption.

Section 103.1.4.1 - Frost protection
Exceptions to frost protection

Decks not supported by a dwelling need not be provided with footings that extend below the frost line."

this is explained better in our frequently asked questions. The following link will take you there.
